entum’s Project 26 Mzizi Court is an affordable-housing initiative within Two Rivers Social City – a prime 104-acre smart, sustainable mixed-use development in Nairobi’s Diplomatic Blue Zone. The scheme features three 18-storey towers arranged around cascading courtyards, creating generous green space, optimised natural light, and seamless integration with the wider master plan. Units range from studios to three-bedroom apartments, including lofts, designed to balance function, style, and community living for residents.

Mzizi Court is IFC EDGE certified, achieving 32% energy savings, 29% water savings, and a 64% reduction in embodied energy. Over 30% of the site is dedicated to landscaping and recreation, promoting biodiversity and healthy urban living. Passive ventilation and high ceilings remove the need for mechanical cooling, while green energy from the Two Rivers solar plant powers the development. An advanced waste system recycles or reuses 80% of greywater and up to 99% of solid waste. Communal amenities include swimming, fitness and wellness zones, plus a “green corridor” linking into the broader ecosystem.

Centum is also advancing Vipingo Development, a coastal master-plan in Kilifi County spanning more than 10,000 acres. Vipingo City is emerging as an integrated live-work-play destination, supported by strong infrastructure, desalinated water, and robust transport links, including a nearby airstrip. Within it, Vipingo Ridge is a secure 2,500-acre gated community featuring an 18-hole PGA Baobab golf course, an Indian Ocean beach club, wellness and wildlife experiences, and eco-conscious luxury homes.
