Lihovar represents far more than a residential development – it is the renaissance of a place with soul. Led by Trigema, one of the leaders of Czech real estate development and an investment company with a broad portfolio ranging from premium leisure resorts to the newly established Trigema Fund, the project transforms the historic Fischl & Sons distillery of 1880 into a new urban quarter that both honours its industrial heritage and defines the future of metropolitan living.

Situated on the southern edge of Prague’s city centre, directly on the banks of the Vltava River with views over Císařská louka and close to the planned Dvorecký Bridge, the location balances nature, accessibility, and urban energy. Lihovar thus becomes a new gateway to the city. The architectural vision – shaped through Trigema’s long-term collaboration David Černý and Black’n’Arch, renowned for blending architecture and art – captures the authentic spirit of the former distillery and reimagines it as a vibrant neighbourhood full of character and experiences.

This “urban factory for living” integrates housing, gastronomy, design, culture, and community, turning a once-neglected industrial brownfield into a lively destination that elevates the entire Smíchov Riverside district. Across three phases, the project will deliver 578 apartments by 2027. The completed North phase offers 246 units – from compact one-bedroom homes to generous penthouses – arranged around a landscaped courtyard with a community orchard and public passage. Each building has its own architectural identity such as the signature “Flaska” building, shaped like an inverted bottle in homage to the site’s heritage. A preserved railway siding, once supplying the distillery with raw materials, now forms a symbolic axis connecting all stages of construction, further celebrated by a southern entrance scaled to a locomotive.

At the heart of the development is an authentic food market and cultural hall inspired by traditional community marketplaces, creating natural encounters between residents and visitors. The industrial character permeates the architecture – from brick facades and chimneys to sawtooth roofs and expansive windows. Original features, including the 56-metre chimney, are being repurposed, with one transformed into a public observation tower. Interiors embrace honest materials and generous glazing; apartments feature Boen wood flooring, Laufen sanitary ware, and Italian ceramics, while furnished rental units are equipped with contemporary design furniture by Vitra, Gubi, and Muuto, complemented by lighting from Flos
and Lasvit.

Through the sensitive integration of history, architecture, design, and community life and thanks to Trigema’s long-term strategic vision – Lihovar stands as both a tribute to Prague’s industrial past and a confident vision of its contemporary urban future.
